Can a real estate investor pull their own building permit in Georgia?
Usually not. Georgia's owner-builder exemption (O.C.G.A. § 43-41-17) is written for owner-occupants: it does not cover property that is offered for sale or lease, and it limits how often an owner can use it. Flips and rentals need a licensed residential or general contractor responsible for the work — that's what Transparent Permits provides, with James as contractor of record.
Can I keep using my own crew?
Only if they're licensed for the work they do. Georgia requires a licensed contractor for work over $2,500, and Transparent Maintenance can't put its license on work an unlicensed crew performs — that's license lending, and it's grounds for revocation. Licensed subs you've hired are fine: give us their license numbers and insurance, and James supervises the permitted scope.
Can I use one order for several properties?
No. The agreement, the permit, and the supervision are per project and per address. Each property is its own order. If you're doing several a quarter, book a call — James will talk about how to make the hand-off fast.
The property is owned by my LLC. Who signs?
You, as the owner's representative — the agreement is written that way. Enter the LLC-owned property address on the intake and your own name and contact details.
Do you handle drawings and plan review?
On the Permit Partner tier ($2,500), yes: architectural and building drawings are coordinated and plan-review comments are handled with the county.
